  • Homeowners Insurance

Forest Lynn is covered by a Master Policy. Homeowners are required to carry Homeowners insurance that covers the deductible of the Master Policy. At this time the deductible is $50,000. If you require a copy of the Certificate of Insurance you may contact us or there is a copy in the document section of this site.

  • Heat/smoke detectors

All units are equipped with heat detectors. Heat detectors are located on the walls in most rooms and are different than the smoke detectors you generally find on the ceilings.

These detectors must not be removed, painted or washed with warm rags, as this will set off the alarms and alert the Fire Department.

The smoke detectors are generally wired in and in the hallway unless they were changed at some point. The smoke detectors are the Homeowner’s responsibility and if you choose/need to replace them we suggest installing a c02/smoke detector combo unit.

  • Plumbing responsibility

In general plumbing issues that are inside the walls are the responsibility of the association. Plumbing inside the unit is generally the homeowners responsibility. Clogs that do not reach the main drain are the responsibility of the homeowner.

  • Parking

Currently we only allow one car per licensed driver. All vehicles must be registered and have a window cling. Please update any changes of vehicles or vehicle information. All vehicles must fit within the parking space, width and length.

All unmarked parking spaces are first come first serve. Visitors do not need to be registered or have a cling but please notify us if they will be parking on the lot for an extended time.

  • Towing

People parked in your reserved spot must be towed by the homeowner/renter. In order to have towing privileges from your reserved spot you must fill out a towing authorization form and receive a towing authorization card to present to the towing company.
